September 2020 Market Update
Coming to you from Robelle Domain in Springfield Lakes with the September 2020 real estate market update. We have had a very busy month with excellent results. Of the seven properties that we had available for Rent we received 109 applications. The days on market to find a good quality tenant were 12. Consistent now for the past 6 months being under 2 weeks to secure a tenant.
We can see obvious signs right now that there is a shortage of property available for rent in Queensland and quite a high demand market.
We are also finding the same in the sales market with majority of properties under offer in the first three weeks of being listed.
Around the Springfield Lakes area there are only 21 properties currently for rent. And 35 for sale and as I look through the list majority of those properties are already under offer.
The median house price is $410,000 and median rent $400.00 a week.
The cheapest property that I can find is a two bedroom unit on the promenade for $319,000 with a likely rental return of $350 Per week.
Right now we do have one of our own investment properties for sale asking $395,000 which has a rental return of $380 a week and has been consistently been tenanted for the last five years. https://www.beautiquerealty.com.au/property...
The area of Springfield Lakes has a high demand because it is a family area this particular location is close to the Robelle domain, Orion Central Shopping Center, Springfield Lagoon, the university and many great schools.
We are starting to see an influx of Defence personnel inquiries whom are moving to the region and in particular they are looking at the Ripley Valley location.
