OUR RIGOROUS TENANT SELECTION PROCESS
Placing a good quality tenant into a property provides landlords with peace of mind. That’s why we have implemented a rigorous tenant selection and screening process. Our process includes:
- Personally conduct ALL property viewings.
- Use identity verification tools to qualify applicants.
- Use a 30% ratio affordability calculator.
- Apply an in-depth pet application process (if applicable).
- We’re not afraid to reject applicants that do not meet the strict requirements of our property owners.
OUR ROUTINE INSPECTION PROCESS
Routine inspections are conducted regularly so we can ensure the property is well maintained and for continuous monitoring of potential health and safety issues. We are fastidious in our approach to conducting inspections. That’s why we always ensure:
- Over 250 photos are included with each Entry Condition Report.
- 3 routine inspections are conducted every year.
- All reports are available within 3 days in your online portal.
CARRYING OUT REPAIRS AND MAINTENANCE
We take the stress out of maintaining your property by taking a proactive approach to property maintenance. We address the little issues before they turn into big issues to save our landlords both time and money. We always:
- Contact you the same day if maintenance requires urgent attention.
- Prioritise maintenance based on health, safety or security of your tenant.
- Act accordingly if tenants are not adhering to their lease conditions.
- Select local and qualified tradespeople to carry out repairs and maintenance.
- We are also happy to use your preferred tradespeople!
We understand the financial impact on our landlords when tenants fail to pay their rent. We use the PropertyMe property management software to monitor arrears and to minimise tenant defaults. We pride ourselves on our low arrears rate, but on the rare occasion when this happens, our process is as follows:
- 3 days Send SMS to tenant
- 5 days Phone call to tenant
- 7 days Contact property owner to advise of further action
- 8 days Issue a ‘Notice of Remedy Breach’ to tenant
- If the tenant fails to remedy breach – a ‘Notice to Leave’ will be issued
LANDLORD PROTECTION AND DEBT RECOVERY
Your investment property is one of your biggest assets and we recommend all property owners take out Landlord Protection and Debt Recovery insurance. At Beautique Realty, we are affiliated with Landlord Insure and Barclays MIS. If an unfortunate circumstance arises and you need to utilise a recovery or insurance service, we are here to guide you through the process.

We make it easy for you to track your incoming and outgoing property expenses through your online portal. Anytime, anywhere, you can log in to view:
- Financial statements
- Repairs and maintenance issues
- Rental income
We can also organise the following:
- Pay your rates, water bills and insurances on your behalf.
- Pay your rental income fortnightly or monthly – whatever suits you!
